Your Legal Obligations as a Landlord
Asbestos Management
Under the Control of Asbestos Regulations 2012, landlords with pre-2000 properties containing communal areas, service voids or commercial elements have a legal duty to manage asbestos risk. An asbestos management survey identifies any asbestos-containing materials and forms the basis of your management plan. Annual re-inspections keep the register current.
Fire Risk Assessment
Under the Regulatory Reform (Fire Safety) Order 2005, landlords of HMOs and buildings with communal areas must have a written fire risk assessment carried out by a competent person. The assessment must be reviewed whenever the premises or its occupancy changes significantly, and at minimum annually.
Fire Door Inspections
Under the Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022, landlords of residential buildings above 11 metres must have communal fire doors inspected every three months and flat entrance doors inspected annually.
